The process of home buying is both thrilling and
terrifying. There are so many considerations it is hard to know
where to start. Here is a summary of what happens throughout the
purchase of your new home.
Firstly you must determine priorities, as no house
will be everything everyone in the family wants. Things to put on
the top of your list should be neighbourhood, price, house and property
size and condition. You should go see your banker
BEFORE you look at houses, so that you know what you can afford.
It is a depressing concept to look at nice homes, only to find that
truck payment and Visa bill are making it unattainable for you.
Secondly, find a Realtor® who you like and trust. This is a service
industry, so take the time to talk to your friends and family to get
some referrals. Contact the agent and talk to them about what it
is that you are looking for. They can get you started on your
house hunting and will be able to walk you through the steps involved.
Once you find the home you are interested in, write an offer with
conditions regarding any concerns you may have. Standard
conditions are usually financing, home inspections, septic info, well
testing etc. This means you are willing to purchase this property
if all the conditions are satisfied. If by chance, there is a
serious problem, you will have the opportunity to walk away from the
purchase or renegotiate the offer. No home is perfect, but you want to
make sure there are no big surprises that you can't deal with. You
will have to provide a deposit at some point, so be prepared. It
will form part of your downpayment and show your good intentions for
completing the sale. There are costs to the tests and inspections,
so above your downpayment you will have to have this on hand.
Finally come close to moving day, you will have to provide your lawyer
or notary the balance of your downpayment, proof of house insurance (to
satisfy the mortgage requirements), and a few other items. It is a
long process, but you will glad you went through it when you are finally
in your new home.
