We get a lot of questions about assessment values versus sale prices. There are real estate wizards who think that the rule of thumb is to add a certain percentage to the assessed value for the expected sale price, when in reality the assessed value has little bearing on the final sale price. Depending on how often the property turns over, what features it has that can’t be seen from a driveby every few years etc, the value given by the assessement authority are all over the map. Some homes in the last year have sold below assessed value, while some saw a sale price significantly over it. To get a real indication of value, call a good REALTOR and they will break it down for you at no cost.
